What Is Staging ?

Staging typically involves rearranging, decluttering and removing personal items within an owner-occupied home for sale. This helps buyers visualize themselves living in the home, highlights the key architectural features of the home and maximizes the homes perceived living space.

Staging creates a dynamic first impression of the property which assists prospective buyers to visualize furniture placement, room utilization, and enhancing the positive features in house construction, layout and design

An important distinction between staging and interior decorating, is that the goal of decorating is to personalize a space, whereas the goal of staging, is to depersonalize it.

Highlights:

  • 32 percent of buyers’ agents believe staged homes increases the dollar value buyers are willing to offer by one % to five %.

  • 37 percent of sellers’ agents believe staged homes increases the dollar value buyers are willing to offer by one percent to five percent. 22 percent believe it increases the dollar value buyers are willing to offer by six % to ten %, , and 8 percent believe staged homes increases the dollar value buyers are willing to offer by 11 % to 15 %. 10 percent say home staging has no impact on dollar value
  
  • Among sellers’ agents 34 percent stage all homes, 13 percent stage difficult homes to sell, and four percent stage only high price bracket homes.
   
  • The median dollar value to stage a home is $675 for each home.
